A water heater holds tens of gallons, and a rusted-through tank or a failed relief valve can empty it onto the floor within a short time. The water crosses a garage slab or runs under a closet door into carpet, so the damage usually reaches beyond the heater itself.
Do this before the crew arrives
- Turn off the electric breaker or the gas supply to the heater
- Close the cold water valve above the tank
- Keep out of standing water near outlets
- Open the garage door or closet to start airflow
- Photograph the tank, the floor and any ruined items
Tank leaking in the garage or closet? Shut off power and water, then call and the crew will plan the pump out.
Phone about the water heaterWhat gets wet
Water pools on the floor, then climbs into drywall bottoms and baseboards. In a closet it can wick into carpet in the next room. The crew checks each of these with a moisture meter before deciding what to cut.
Drying and prevention
After extraction, air movers and dehumidifiers dry the area. A plumber replaces the tank, and a drain pan and a working relief valve reduce the odds of a repeat. Ask the plumber what the replacement needs before the new tank goes in. See water extraction in Mascotte for the first pass.
